Job description

Maintains and repairs Oracle's facilities, equipment, and grounds.

Maintains and repairs the facility’s structure, equipment and grounds, including plumbing, electrical and HVAC. Performs skilled trades work, such as carpentry or painting in the construction, repair or alteration of structures such as walls, roofs or office fixtures. Works with manufacturing or process engineering in the installation or repair of building plumbing and wiring needed in the production process. Makes periodic or special inspections of the premise to determine repair work necessary. Works from blueprints, drawings or rough sketches.

Leading contributor individually and as a team member, providing direction and mentoring to others. Work is non-routine and very complex, involving the application of advanced technical/business skills in area of specialization.

Qualifications :

Facilities Maintenance Mechanic:

Maintains and repairs the facility’s structure, equipment and grounds, including plumbing, electrical and HVAC for a 350K sf campus that consists of two buildings and parking garage along with 12k sf of critical use data center space. Performs skilled trades work, such as carpentry or painting in the construction, repair or alteration of structures such as walls, roofs or office fixtures. Works with manufacturing or process engineering in the installation or repair of building plumbing and wiring needed in the production process. Makes periodic or special inspections of the premise to determine repair work necessary.

Works from blueprints, drawings or rough sketches. Work is non-routine and very complex, involving the application of advanced technical/business skills in area of specialization.

Building Engineering Requirements:

a) Monitor and adjust Building Automation Systems (BAS). Trane Tracer Summit

b) Coordinate power cord installation in raised floor data center per customer requirements.

c) Perform modifications to energized track busway system for mission critical data center.

d) Create detailed MOPs for maintenance and repair of critical electrical and HVAC systems.

e) Oversee maintenance and operation of UPS Systems, PDU’s and generators.

f) Oversee maintenance and operation of fire/life safety system operation including very early warning aspirating smoke detection and pre-action systems.

g) Perform or coordinate maintenance of chilled and condenser water systems, air handlers, heat pumps, and CRAC units.

Additional Responsibilities:

a) Coordinate and oversee all aspects of building operations, maintenance and repair for entire campus as directed by the Building Site Manager

b) Ensure proper compliance with all municipal safety and building codes relating to the property in addition to Oracle EH&S compliance initiatives

c) Maintain all building warranties, operations and maintenance manuals, plans and As-built drawings, building and vendor insurance information, all logs, equipment specifications, building stock and keys

d) Capable of reading and understanding blueprints as well as floor and furniture diagrams

e) Perform and supervise building site inspections. Document results and findings

f) Implement building’s emergency procedures for maintenance staff and general building population

g) Implement and maintain various real estate and facilities (RE&F) technology programs including the building’s Work Order System, Indoor Air Quality, Energy Management, Standard Operating Procedures, safety programs and Computerized Maintenance Management System (CMMS)

h) Oversee all preventive maintenance programs in the building including: plumbing, HVAC, electrical, doors and hardware, elevators, emergency generators, site concrete and asphalt, irrigation system, life safety, garage and interior finishes

i) Assist facility and building management personnel with additional building services (café operators, fitness center and security) as necessary May be required to oversee performance of all contracted services at project including: landscaping, water treatment, interior plant maintenance, janitorial, generator maintenance, monitoring, pest control, elevators, signage, window washing, waste removal, HVAC and UPS maintenance

j) Keep and maintain all building and site equipment maintenance and repair files and logs

k) Ensure compliance of all scopes for contracted services. Assist in working with security and corporate safety on all emergency response procedures

l) Ensure compliance with local, state and federal agencies, such as OSHA

m) Ensure compliance with industry accepted standards of operation with such associations as ASHRAE, NFPA, BOMA, etc.

n) Participate in technology specific initiatives and evaluations as they affect building engineering services, such as RE&F implementations of facility work orders and computerized maintenance management systems (CMMS).

Reporting:

a) Prepare monthly report to Building Site Manager on maintenance department issues and goals.

b) Report monthly work order volume.

c) Record and maintain equipment log readings per established schedules.

d) Maintain accurate records of maintenance agreements, including the last day services were performed.

General:

a) Ability to make sound, well thought out decisions quickly and take responsibility for those decisions.

b) Require good communication skills, direction, and interaction with manager, employees, contractors and vendors.

c) Ability to prioritize conflicting responsibilities and schedules. d) Report problems, as required.

e) In the event of facilities emergency, coordinate with other facilities personnel to achieve timely resolution.

f) Work closely with the Oracle Building Site Manger to support the continuous operations of the Denver Colorado Oracle Campus.

1.3 Other:

a) 7-10 years commercial building engineering experience.

b) Extensive knowledge of mechanical, electrical, and plumbing systems. Prior experience managing engineering staff.

c) College degree preferred

d) EPA Universal CFC certification, IAQ training and Advanced HVAC certification required.
