About the job

Purpose
Real Estate Project Manager must strictly follow and abide by IKEA rules and guidelines and IKEA policies; He/she shall have professional real estate market knowledge, experiences and awareness of related national and local policies. He/she shall have strong business sense, good communication and negotiation skills. Before internal project hand over, he/she shall be responsible to drive the land acquisition process in assigned cities based on IKEA land acquisition criteria, lead negotiations with different level of authorities or real estate developers, and propose thought out business case. Internally he/ she shall drive the land acquisition process and work closely with relevant functions in terms of carrying out Land Due Diligence, signing Letter of Intent (LoI), preparing Land Investment Request, signing Investment Agreement (IA) and Land Grant Contract, and finally hand-over the acquired land.

Main Responsibilities and Duties
Support Expansion plan for respective city/project

·  Conduct city investment study, penetration plan based for each responsible project
·  Support Market Intelligence function to acquire pertinent information and contacts in target cities, contribute to the data base for further market study and IMM
·  Initiate government and developer contacts in the assigned cities and maintain appropriate professional relationship
·  Acting professionally as first ambassador of IKEA to new markets, promote IKEA and raise understanding of different stakeholder on IKEA's business model. Identify land sites and acquisition according to IKEA criteria

·  Search and identify long list of sites in each city according to required criteria
·  Make sure due diligence are carried out for the sites and prepare necessary reporting documents
·  Provide geographical analysis of the metropolitan area and in identified hot spots
·  Lead through the site selection process, including scouting, site search, store format study, traffic study, organising board site visit, feasibility study, Land Investment Request preparation, land acquisition and finally land hand over
·  Analyse and identify mixed use development needs and opportunities Secure the signing of legal documents and achieving the required permits

·  Assist to prepare and draft the related portion of the Land Investment Request
·  Negotiate with local authority and draft legal documents of Letter of Intent and Investment Agreement
·  Secure the signing of Letter of Intent, Investment Agreement and Land Grant Contract
·  Secure Land Use Certificate/Land Planning Certificate Project Development and Follow-up

·  Follow up on implementation of all terms in LoI, IA and Land grant contract, ensure they have been reached and fulfilled by counterparts
·  Establish and maintain good government relations to obtain the best result for total project
·  Coordinate with SPM, CPM and site development project manager to ensure smooth land hand-over and infrastructure implementation
·  Give full supports on all project related issues as required to secure the success of the store open Knowledge

·  3-5 years successful experience preferably within real estate development /property development
·  Adequate university degree or equivalent knowledge
·  Full knowledge and understanding of China land regulations and laws
·  Familiar with government structure and function of bureaus
·  Computer literacy
·  Overall M&E installation and maintenance knowledge Motivation
