Job Summary:

The position will locate in Shanghai. This role will primarily support real estate operations in East of China, 8 locations in 7 cities, ensuring workplace operations of Ericsson premises in East of China meet end-user needs. Role will be responsible for aligning local strategies/operation/business and REFM activities via portfolio management, project delivery, facilities management, workplace experience, energy and environmental management.

Responsibilities & Tasks

·  Align workplace practices within mandated locations to business and Group RE strategy
·  Ensure and perform workplace delivery in accordance with corporate framework and local business needs
·  Responsible for appropriate, cost-effective and efficient continuous delivery of workplace services and space management including identification and delivery of opportunities via REFM projects & tasks
·  Establish and develop relationships with local business, stakeholders and employee representatives to understand their business and to ensure that our services and solutions meet their needs while taking the global, hub and regional business requirements into account
·  Direct and monitor real estate service providers and their performance accordance with scope, schedule, budget, service levels, key performance indicators and quality metrics, including customer care operations carried out by the service providers, ensuring all buildings are maintained to standard and corporate branding.
·  Cost center management responsibility for the REFM budget including recharges to our BU's. Develop the annual departmental budget and monitor facilities maintenance and capital expenses within budget constraints.
·  Responsible for delivering REFM Solutions to internal customers in adherence with global RE processes; this may extend to transaction negotiations (acquisition/ disposal etc.), drafting and presenting financial and written business cases, project delivery etc.
·  Ensure that the workplace supports the health and safety of all employees and visitors and that all activities are in accordance with local law and code.
·  Assures that REFM building documentation is maintained and updated. Ensures accuracy of location, space and environmental data for geography.

Minimum Qualifications & Experience Requirements:

·  Bachelor's Degree in related field from an accredited college or university
·  Minimum 6 years of related experience in corporate real estate delivery and / or RE service provider services
·  Working knowledge of building structural, mechanical, electrical and plumbing systems, as well as maintaining regulatory compliance is preferred.
·  Contract and supplier management expertise
·  Proven business and financial acumen. Good analytical skills.
·  Good written and verbal communications skills; ability to convey messages clearly.
·  Fluent Language skills Mandarin and English both oral and written.
