Job Description

Revenue Manager in charge of our Residence Inn London Bridge an extended stay apart hotel which is leading new trends in the hospitality industry.
Cycas is on the forefront of Revenue Management and especially in the Extended Stay Sector.
Revenue Management is the force behind optimizing pricing and inventory based upon consumer demand and market conditions. That means, every day, the Revenue Management team is working hard to drive profitability by selling the right product, to the right customer, at the right price through the right sales channel within every area of the hotel including rooms, food and beverage, meetings and more.
Revenue Management is a rewarding discipline that requires strong leadership, analytical and strategic skills. Good revenue managers are interested in the whole commercial aspect of the hotel and how the hotel operates and functions. We look for people that have an interest and desire to drive change in the hotel people who are innovative, creative and passionate.
The Revenue Manager is responsible for employing Brand technology and operations processes to maximum advantage and aligning the Hotel Revenue Management strategy with Oneteam objectives.

REVENUE MANAGER ESSENTIAL FUNCTIONS
Performance

·  Drive Market Share and Revenue Performance through proper pricing and mix management.
·  Closely monitor competitive pricing and various market intelligence reports to understand impact of relative pricing decisions on property performance
·  Develop overall pricing strategy to include all market segments and distribution channels.
·  Provide guidance on corporate transient negotiated pricing as well as group pricing. Ensure Group Selective Sell Guidelines are updated on a regular basis.
·  Ensure effective pricing strategies are in place that reflects asset strength relative to the competition in each market.
·  Effectively manage inventory and pricing strategy in all distribution channels including Branded Web, 3rd Party Sites, Central Reservation Office (CRO), and Global Distribution System (GDS).
·  Focus on lowering distribution costs and driving room nights to the most profitable channel (i.e. branded web).
·  Closely monitor competitive pricing and understand impact of relative pricing decisions on property performance
·  Work with Regional Director of Revenue Managements to conduct regular price elasticity tests in various market conditions, measure results, and share key learning.
·  Review and analyse STR data on a weekly and monthly basis with Hotel Revenue Management Teams.
·  Responsible for inventory management, including coordination with Event Management, Sales, and Group Reservations to manage group block inventory and coordination with Front Office for short term inventory statusing.
·  Drive Market Share and Revenue Performance through proper pricing and mix management
·  Compile regular performance reports to analyse key drivers to market share performance and understand overall effectiveness of strategies.
·  Compile Weekly/Monthly Performance Report on a weekly/monthly basis to analyse key drivers to market share performance and understand overall effectiveness of strategies.
Implementation and Standard

·  Responsible to ensure the Reservation department is run smoothly on a day to day level.
·  Responsible for effective Implementation and compliance with Revenue Management Standards.
·  Complete understanding and effective execution of current and new RM tools. Includes Opera, Price optimisation tools, groups tool, Rate Shopper, STR Reports, Channel Reports, Pace reports and any new tools or reports developed.
·  Compliance to Brand Revenue Management Standards for Rate Plans, Rate Categories, and Market Segment set up, etc.
·  Ensure Best Rate Guarantee Compliance.
Educator of the Data

·  Clearly communicate to hotel team strategic vision and objectives on how to drive revenues and improve performance.
·  Ensure team members understand the concept of Revenue Management and the role of the RM.
·  Provide hotel team with regular updates on hotel performance to include market share, market segment, channel metrics etc.
·  Educate sales team on effective use of system to improve profitability of group bookings.
·  Share best practices and key learning with peers, RDRM, and Corporate RM team
·  Review, understand and formulate strategy changes based on the extensive reporting data available to hotels. This includes: MRDW, One Yield 2, Forecasting Tool etc.
Key Meetings

·  Lead the property weekly Revenue Management Meeting and Daily Business Review Meeting.
·  Provide Executive Committee with regular revenue management updates.
·  Participate and explain market trends and hotel performance in monthly owners meeting
·  Present annual Budget to the Cycas Team
·  Contribute and provide Revenue Management Strategic Vision during all Regional and Corporate Property Reviews and/or Pricing Meetings.
Planning

·  Produce accurate forecast as the hotel standard on weekly and monthly basis.
·  Validate comp set RevPAR forecast by month to ensure effective soft spot calendar planning.
·  Develop and update Strategic Sales Plan with the Director of Sales (DOS).
People Development

·  Recruit, train, and mentor if applicable Reservations Manager, Revenue Manager, and other staff managers.
·  Assist in developing a career path for direct reports.
SUPPORTIVE FUNCTIONS

·  In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the manager based upon the particular requirements.
Experience & Requirements.
·  two years hotel management experience and at least three years of relevant revenue Management experience. Hotel operations experience a plus.
·  Experience in multi properties is preferred
·  Bachelor Degree, preferably in Hospitality Management or business concentration.
·  Analytical approach to problem solving and ability to œthink outside the box.
·  Ability to work in a systematic and logical manner to meet deadlines.
·  Ability to analyse financial statements and market data.
·  Detail oriented and hands-on
·  Team player, ability to lead cross-functional projects
·  Strong interpersonal skills
·  Requires excellent communication skills, both verbal and written.
·  Effective ability to supervise, motivate, and develop people.
·  Ability to develop and deliver effective presentations.
·  Demonstrate self-confidence, energy and enthusiasm.
·  Must possess computer skills, including, but not limited to, Microsoft Excel, PowerPoint, Microsoft Word and PMS (Opera preferred)
