JOB DESCRIPTION

OPERATING ENGINEER

ESSENTIAL DUTIES & RESPONSIBILITIES

·  Ability to organize and prioritize multiple tasks
·  Perform daily inspection rounds of building equipment
·  Strong financial acumen
·  Audit, compliance and HSE deliverables
·  Utility tracking and energy management
·  Execution of preventative maintenance, work orders and change management tickets  
·  Critical parts procurement and inventory management
·  Contract / sourcing support
·  Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs
·  On-call support for after-hours emergencies
·  Proactively complete all required annual training
·  Vendor oversight and performance management
·  Perform hands on maintenance and operation of building systems for the safe, efficient, and proper operations
·  Ability to schedule and prioritize work for themselves and others to maximize efficiency and minimize overtime
·  Comprehensive knowledge of Safe Work practices especially regarding energized work, working at heights and confined spaces 
·  Strong customer service and communication acumen
·  Ability to think critically and perform risk assessments under potentially stressful situations
·  Other duties as assigned

EDUCATION/EXPERIENCE

·  Operating Engineer (OE) should have a High school diploma or equivalent
·  Preferred five (5) years of experience with commercial building operating systems and general building maintenance procedures
·  Preferred education: maintenance or operating engineering certification or license

OTHER SKILLS AND ABILITIES  

·  ·Proficiency in operating hand and power tools, ladders, and must be able to read digital meters and voltage testers. 
·  ·Must have depth of technical knowledge and ability to troubleshoot all building systems to include electric and pneumatic controls
· 
Ability to effectively manage diverse relationships with team members, contractors, client, and customers

·  ·Read / interpret blueprints and schematics
· 
Ability to schedule and prioritize work for themselves and others to maximize efficiency and minimize overtime.

·  ·Proficient knowledge of Microsoft Office Suite
·  ·Experience with a CMMS system, such as Corrigo is preferred

PHYSICAL DEMANDS

·  ·Walking and standing for long periods of time
·  ·The employee must regularly lift up to 25 pounds and frequently move up to 100 pounds
· 
Ladder work may be required

WORK ENVIRONMENT

· 
Ability to work in changing environmental temperature extremes

· 
Responsible for following all safety, compliance, and regulatory requirements and utilizing appropriate PPE

· 
Maintain a courteous and professional work ethic, appearance, and attitude
