Job description


·  The Maintenance Mechanic supports operation, inspection, and maintenance processes to mechanical, electrical, and plumbing equipment and systems in assigned facilities.  Assists others on operations and facilities team or third-party vendors in maintenance and repair efforts, as well as independently performing defined tasks.  Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

·  Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
·  General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems and repair doors.
·  Assist the operations team in the maintenance and repair of building and equipment and/or as directed
·  Moves office furniture, machinery, equipment and other materials as requested
·  Submit P-card Receipts Daily
·  Update work order status in real time
·  Utilize CMMS systems for all work performed.
·  ☒Perform Vehicle Safety Inspection (if needed)
·  Escalating problems or issues to Customer and Manager in a timely manner
·  Attend work and safety meetings as required
·  Any and all other duties and tasks assigned

·  ☒ Performs the operation, maintenance, troubleshooting, and minor repair of all Central Plant equipment which includes, but is not limited to: high and low pressure boilers, chillers, emergency generators, medical air compressors, vacuum pumps, water pumps, water softeners, cooling towers, building automation systems, electrical distribution systems, and all related equipment necessary to maintain the Central Plant in good operating conditions.
·  ☒ Coordinate the operation of power plant equipment in order to produce the optimum amount of energy in the most cost-effective manner
·  ☒ Operate and monitor the power plant’s computer-based management system as it interfaces with the Building Management System (BMS)

Safety:

·  Complete Hazard Assessments as necessary
·  Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
·  Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
·  Must complete all required safety training as scheduled
·  ☒ Practice Defensive Driving at all times (if required)
·  Complies with all policies for the safe storage, usage and disposal of hazardous materials

Supervisory Requirements:

Knowledge, Skills, and Abilities:

Education: High School Diploma or GED

               ☒ Holds 3rd Party Certifications preferred: ___________________________________________

Equivalent to two years of experience in the operation, maintenance and repair of boilers, diesel or gas reciprocating engines and other related mechanical equipment.

Completion of a terminal degree or certificate program from a recognized educational institution in mechanical technology which included the actual operation of boiler, gas or reciprocating engines may substitute for up to one year of the required experience.

Years of relevant experience:

☒ Have a minimum of 5+ years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.

☒ Have a minimum of 2+ years of applicable working experience in the operation, maintenance and repair of boiler, steam, heat exchangers, chiller or related mechanical equipment.

Certifications/Licenses:

·  ☒ Driver’s License is necessary for this role – Candidate must possess and maintain a valid state driver’s license

·  Must pass background, drug/alcohol, and MVR screening process

This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment. The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.
