Job Title: Income Analyst, Service Office

Direct Report to: Income Analysis Manager, Service Office
Working Location: Shanghai
Overall Aim of the Job (Mission):
Assist in leasing income budget / forecast, database maintenance and rent level review.
Responsibilities
· Leasing income budget / forecast
· Together with Leasing Department to prepare rental income database of opened units and vacant units on approved leasing strategy and detail leasing plan, including charging date, prices, growth index, etc.
· Assist Tenant Management to prepare turnover estimation for opened tenant based on historical records and future development.
· Assist Leasing Department to come out the turnover estimation on vacantunits upon approved leasing plan.
· Upload agreed raw data into calculation model and work out results.
· Organize review meeting to get approval on final results by Management Group.
· Monthly tracking report
· Prepare monthly leasing tracking report for each Centre on all types of leasing changes, including vacant signed, replacement, relocation, renew, etc.
· Rent adjustment review
· Receive rent adjustment request from Leasing Department.
· Review adjustment request to ensure are properly signed according to requirements.
· Others
· Support account booking on financial vacancies.
· Support on leasing document and comparison sheet signing process.
· Documents archiving.
· Templates update.
· Ad hoc analysis
Knowledge
Mandatory for the position
· 3+ years working experience in finance analysis function in MNCs, with Big 4 experience preferred.
· Property Management industry experience is a plus.
To be acquired in the role
· Solid knowledge in financial reporting and analysis.
· Sensitive to number and be hands-on.
· Smart and able to learn new things quickly.
· Bachelor Degree in Finance or Accounting.
· CPA / ACCA will be a plus.
Capabilities/Skills
· High degree of accuracy and detail orientation.
· Good communication skills and team player.
· Excellent skills in Excel and PPT, business intelligence application will be a plus.
