As a GPS Corporate Real Estate Manager you will help clients make intelligent and informed workplace and facility decisions . You will be an important part of our diversely talented, highly experienced team and work at the forefront of high-profile government projects. Our team of strategic advisors sit at the heart of a global real estate and government network that delivers high quality advice through each phase of the project timeline. You will leverage EY’s global real estate network to support our dedicated US Government & Public Sector (GPS) account teams, service lines and solutions initiatives to tackle some of the largest and most complex challenges facing the workplaces of our government and public sector clients.

We advise our clients on analytical, valuation, operational, and other advisory services. Job Summary:

 

As a Manager within Corporate Real Estate (CRE) you are likely to spend your days:

·  Leading advisory engagements involving platform (people/process/technology governance) and portfolio analysis, including scenario development and financial modelling.
·  Serving as the engagement leader for CRE analysis assignments with federal government clients.
·  Overseeing development of powerful communication tools that help clients to visualize and understand the trade-offs associated with various workplace design concept and planning scenarios
·  Managing synthesis of information and the impact on space supply and occupancy demand data, business goals, and organizational culture
·  Leading internal and external development efforts from opportunity identification, proposal development to engagement set up and also supporting the development of the team.
·  Developing client relationships to earn status as a trusted adviserManaging and growing revenue and margins

 

Key Responsibilities:

·  Lead and manage multiple corporate real estate engagements
·  Analyzes problems, trouble-shoots and identifies alternative solutions, defines consequences of proposed actions and implements in support of accomplishing desired results
·  Support clients in determining requirements for real estate workplace strategy that align with short- and long-term goals or aspirations.
·  Contribute as a key member of client facing teams to develop, implement and manage Workplace Strategy programs
·  Assess building condition and utilization to further identify opportunities to streamline clients’ real estate portfolios.
·  Analyze inputs from the client’s strategic planning process plans (agency requirements, costs, facility information, cap-ex requirements, forecasts, occupancy data, lease and market data).
·  Integrate other overarching strategies related to workplace, sustainability, labor and finance to govern the portfolio and set a foundation for master plans and individual asset strategies.
·  Optimize clients’ internal and external real estate organizational structure with regards to insourcing vs. outsourcing facilities management/transaction management/space and occupancy planning/lease administration support, contract terms analyses and vendor selection.
·  Oversee execution of real estate portfolio plans (may include real estate broker or shared services provider oversight and coordination).
·  Possess an understanding of real estate technology systems/Proptech
·  Contribute as a key member of client facing teams to develop, implement and manage Workplace Strategy programs
·  Lead client projects from planning through to execution
·  Lead internal and external business development and pursuit activities by preparing proposals, and presentations for potential clients and thought leadership documents
·  Lead communications and presentations with senior management of clients.
·  Act as Subject Matter Expert (SME) by staying abreast of current issues and trends in business, corporate real estate, workplace strategies, occupancy planning, and organizational development and through active participation in relevant industry forums and professional associations
·  Demonstrate proven knowledge and success in advising government clients with real estate needs
·  Create a positive environment by monitoring workloads of the team while meeting client expectations; providing candid, meaningful feedback in a timely manner; and keeping leadership informed of progress and issues.
·  Possess effective organization and time management skills, with the ability to multitask and adhere to project deadlines

To qualify, candidates must have:

·  A bachelor's degree in real estate-related, accounting, finance or business and at least 8 years of related work experience; or a master's degree and at least 7 years of related work experience in the Federal Government Sector
·  Possess a deep understanding of the real estate lifecycle, its dependencies, typical challenges and solutionsWorkplace program implementation experience in a corporate setting, working alongside cross-functional real estate, facilities, IT, HR, Finance and change management teams, would be highly valuable.
·  Demonstrated project management, supervisory, and people development experience
·  Contribute to growth and differentiation of the practice by assisting in the development of 'best practice' consulting processes, approaches, tools and client deliverables
·  Demonstrated ability to develop and sustain client relationships, identify business development opportunities and convert these into revenue
·  Previous corporate real estate workplace strategy experience with a consulting company, real estate brokerage firm or government agency
·  Demonstrated ability to win (sales record) and deliver work with federal government clients.
·  Advanced Excel and financial modelling skills
·  Strong oral and written communications skills and critical reasoning
·  Have a consultative approach to problem solving
·  Exceptional attention to detail and strong organization skills
·  Willingness and ability to travel, when necessary
·  Ability to secure a Top-Secret security clearance

 

Ideally, you’ll also have:

·  Ability to synthesize data into actionable results; experience with advanced analytics a plus
·  Strong computer skills, particularly Excel and PowerPoint among others, graphs and storyboarding to effectively communicate real estate strategies to senior leadership
·  Design background with design strategy experience strongly preferred; Additional, relevant educational background (e.g., social science, business) is a plus

Strong preference for the following skills and experience:

·  At least 3 years of federal consulting experience
·  Professional accreditation in real estate, design, engineering, construction, project management and process improvements such as the PE, PMP, CCIM, QCPR, CPM and Lean Six Sigma
·  Demonstrated skills in MS Project or other PM software
·  Demonstrated skills in asset management of large-scale portfolios
·  Character with high perseverance and resourcefulness required to keep driving and finding ways to get the required steps done. Flexible and adaptable; able to work in ambiguous situations. Resilient and tenacious with a propensity to persevere. Forward looking with a holistic approach
