Amazon Physical Stores is seeking a Real Estate Transaction Manager who is highly analytical with a strong process orientation and possessing experience in a broad variety of retail real estate leasing venues. The Real Estate Transaction Manger will report to the Real Estate Format Leader.

The Transaction Manager is responsible for supporting Real Estate Managers in the on-going management of projects. They will work with business leaders to execute on short- and long-term strategies; work collaboratively with both internal and external stakeholders to ensure the business needs are being achieved on-time; ensure smooth transition of projects through the development life-cycle.

Responsibilities

o Manage a high volume of large, complex real estate transactions, including acquisition of leasehold or fee simple ownership interest in buildings
o Evaluate existing and required entitlements at the Federal, State and local jurisdictional levels to identify requirements, process, and timing and determine feasibility of a proposed acquisition.
o Innovate and execute processes and tools to ensure the complete cycle from site search through deal execution is completed consistently and predictably at a fast pace.
o Create, innovate and implement a relevant system of metrics to plan, manage, measure and evaluate performance related to the transaction process.
o Effectively communicate expectations, requirements and status of deals to key business partners – both internal and external.
o Manage an ever-changing variety of internal initiatives and projects.
o Continue to build a culture of speed, flexibility and frugality with all business partners.
o Closely collaborate with Amazon operations, legal, and finance, to deliver highly successful projects.
o Help grow the best practice transaction management operation

PREFERRED QUALIFICATIONS

o Master’s degree in business, real estate, finance, engineering or construction management
o Ability to effectively communicate Amazon requirements to various audiences (e.g. senior management, peers, public officials, vendors, etc.).
o A track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.
o Process driven and capable of innovating and simplifying processes that scale
o Results oriented
o Thinks Strategically – buts stays on top of tactical execution
o Analytical Rigor – can dive deep into analyses and stands up auditing mechanisms to insure delivery of results
o Exhibits excellent judgement
o Relentlessly high standards and attention to detail

Desired profile



BASIC QUALIFICATIONS

o Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, Urban Planning or related field or 2+ years of Amazon experience.
o 5+ years’ experience in deal management in an industrial real estate operation with a national footprint leveraging a combination of internal and external resources.
o Experience building a network of investors, developers, contractors, consultants, engineers and attorneys as resources
o 5+ years’ experience negotiating land options, contracts, leases, development agreements and similar documents
o Experience developing and implementing process improvements to streamline the full transactions delivery system.
o Experience establishing and maintaining relationships with municipal, state and regulatory jurisdictions.
