Lettings Negotiator

£21 Umbrella

Full Time- 36hrs per week

3-month assignment

A local authority within Bromley are recruiting for an experienced Lettings Negotiator to join the Housing Needs Department.

Main Purpose of Role is as follows:

·  Successful procurement of a range of private sector and temporary accommodation properties.

·  Develop and maintain a network of contacts in the Private Sector, including Private Sector Landlords, Managing Agents, and providers of nightly paid accommodation.

·  Support tenants to successfully move into and sustain private sector tenancies in order to minimise the number of tenancy failures, prevent homelessness and repeat approaches for assistance.

·  Provide a customer focused service and to support all efforts to reduce homelessness and improve the quality of accommodation within the private rented sector.

Duties include but will not limit to the following:

·  Liaise and negotiate with landlords and agents to source private rented and temporary accommodation.

·  Respond effectively to emergencies, averting homelessness through advice, advocacy and negotiation.

·  Work directly with clients to ascertain their needs in order to secure them suitable accommodation.

·  Undertake affordability assessments, pre and post tenancy property visits, viewings, compile inventories and carry out inspections.

·  Monitor placements and ensure early intervention is provided in order to support tenancy sustainment. This includes liaising between tenants and landlords and third parties such as Housing Benefit.

·  Investigate claims made against deposits or bonds and give recommendations for settlement as required.

·  Ensure that contracts and working agreements are adhered to by all parties; taking action to ensure compliance where necessary.

·  Attend liaison meetings, forums and case conferences with other agencies and departments as required.
